Plumber Westlake Estate Owners Call for Big-Home Plumbing
Finding a plumber Westlake homeowners trust means finding someone comfortable with acre lots, long service lines and houses with a lot of fixtures. HAT Plumbing, Heating & Air runs from our Pebble Drive shop in northeast Fort Worth and serves this small town of roughly 1,600 residents, from the gated streets of Vaquero to the wooded one-acre sites of Glenwyck Farms.
Westlake is mostly estate living. Properties here can include fountains, ponds, pumps and full irrigation, and some even have residential fire sprinklers. Each of those adds pipe, valves and connections that need care. At the same time, the town's oldest streets date to the late 1970s, so not every house is new.

Plumbing Services in Westlake
These services come up most on Westlake properties, each tied to how homes here are built:
- Water line service: homes set far back from the road on large lots have long runs from the meter, and a leak on that line can go unnoticed for a long time.
- Leak detection and repair: after the February 2021 freeze the Town fielded questions about leaks from pumps, fountains and fire sprinkler systems, which are the kinds of hidden lines we trace.
- Water heaters: large homes often run more than one tank, and the Town requires a trade permit for water heater work.
- Tankless water heaters: an efficient way to serve distant bathrooms, with regular descaling for Fort Worth supplied water.
- Gas line service: outdoor kitchens, fire features and pool heaters add gas piping that must be sized and tested.
- Fixture repair and installation: high-end faucets, steam showers and multiple powder rooms need careful service.
- Water filtration: chloramine treated, moderately hard water leads many owners to add whole-home treatment.
On a Westlake estate the plumbing is spread out, so we inspect the whole system when we visit. See all plumbing services. Need AC or heating help too? See our Westlake HVAC services.

What Westlake Homes Are Up Against
- Where the water comes from: the Town of Westlake manages its own water and sewer utility with over 1,000 accounts and buys water wholesale from the City of Fort Worth. That supply comes from Lake Worth, Eagle Mountain Lake, Lake Bridgeport, Richland Chambers, Cedar Creek, Lake Benbrook and the Clear Fork Trinity River.
- Hardness and scale: Westlake's 2025 water quality report lists hardness of 108 to 150 ppm, about 6 to 9 grains per gallon. That is moderately hard, so expect mineral buildup in tank heaters, tankless heat exchangers and shower valves.
- Chloramines: the Town's water is disinfected with chloramines (2022 report average 2.88 ppm). If you want whole-home filtration, catalytic carbon is the usual choice.
- Permits through MyGov: contractors pull permits online through the Town of Westlake's MyGov system, and the fee schedule lists small trade permits for items such as water heaters. After the 2021 storm, the Town also posted guidance on what it requires before repair work begins. We pull permits where the Town requires them.
- Big lots, lots of pipe: estate homes on one to ten acre lots commonly have irrigation zones, pond or fountain pumps, and long supply lines. More pipe means more places to check when the water bill climbs.

Westlake Neighborhoods We Serve
We cover all of Westlake, along Solana Boulevard, Dove Road, Sam School Road and J.T. Ottinger Road near Westlake Academy:
- Vaquero: about 298 homes around a Tom Fazio golf course, where large custom plumbing systems benefit from routine checks.
- Glenwyck Farms: roughly 82 wooded estates of about an acre near Glenwyck Farms Park, where mature oak and pecan roots can reach outdoor lines.
- Terra Bella: a gated 28-lot community off Dove Road and Sam School Road, with estate homes and long service runs.
- Granada: 84 luxury homes north of Dove Road and south of Solana Boulevard, where large houses put more fixtures on one system.
- Mahotea Boone: Westlake's oldest subdivision, platted around 1978, where older homes may still have original pipe and fixtures.
- Paigebrooke: a late 1990s pond-view enclave where pumps and irrigation add to routine plumbing care.
- Shelby Estates: 5 to 10 acre lots with homes set far back, the textbook case for long water line service.
